About Us
With years working closely with agents from various real estate companies we realised there is a need for a 3rd party to conduct and manage professional, unbiased inspections on various properties and lease agreements.
We offer protection for buyers, sellers, landlords and agents, and provide an unbiased opinion on the condition of a property while maintaining the highest ethical and technical standard, ultimately offering the purchaser or landlord Peace of Mind when purchasing or renting out a property.
Services
Check-in Inspection
At the start of a tenancy we produce a schedule of the overall condition of the property. This includes the cleanliness and general state of the property. The tenant signs this document as confirmation of the condition of the property prior to taking occupation. This report includes colour photographs of all items assessed.
Check out Reports:
At the end of the tenancy an outgoing inspection is done of the property. This is then compared to the original check-in report. We will list all changes and make recommendations and offer practical advise on all compensations. This inspection is done the day that the tenant vacates the property and all furniture removed and the property has been satisfactorily cleaned.
This report will also include colour photo’s and the tenants agreement on the condition of the property.
Inventory Inspection
A Fully comprehensive inventory of the contents, fixtures and fittings of your property. The document is agreed upon by the Landlord and tenant and includes a full description of the walls, ceilings, floors, carpets, paintwork, all fittings, windows and woodwork. This will also include colour photo’s of all items included in the report.
We compile a full list of all contents within the property and the condition thereof. This includes all kitchen appliances and furniture in all rooms. This will include all meter readings
Mid-Term Inspection
The Interim or mid –term inspection is conducted to determine if the tenant is taking care of your investment. This inspection will note all damages and list issues that require any maintenance.
The report will include full colour photo’s of the property and a description of the condition at that time.
End of Lease Inspection
The Rental Act states that an ingoing and outgoing inspection with the tenant and landlord be concluded at the start and end of lease.
A comprehensive inventory and condition of your property is essential if you hope to have any claim on the damages deposit of the tenant.
The compiling of an inventory that contains a full list of your property’s contents and condition is a time consuming process. This needs to be done in a professional and ethical manner and must contain sufficient information and detail to remove all uncertainty when it comes to the end of lease discussions regarding damage to the property and missing items.
Without the correct information recorded at the start of the lease the Landlord will have little or no chance to recover and costs for the damage to the property.
